Remember the drill? We all have a nose around a spectacular local property – in this case a luxury modern mansion near Bruton – and you guess the price. Hint: it's a pretty penny.

Cue the Dallas theme tune with this aerial shot of modern mansion Oakwood Farm, sitting in 25 acres of land and gardens in the pretty village of North Brewham, within spitting distance (but we know you wouldn’t) of super cool Bruton.

The front door designed with a nod to the past takes you straight into a vast reception hall.

You …er, I mean, the kids …would have fun sliding around on that polished stone floor. A wall of glass provides views out to the terrace and an oak staircase takes you up to a galleried landing on the first floor.

No expense spared on the build (by Sussex-based Green Oak) – Egyptian limestone, locally quarried Doulting stone, English and French oak – and excellent eco credentials. Three mahoosive reception rooms each have impressive stone fireplaces, recessed lighting, oak-framed picture windows and 100% wool carpets, creating a blank canvas for you to make your own mark.

Prepare for a serious bout of kitchen envy. The magnificent open plan kitchen has handmade deVol units and central island (more a small continent), Carrera marble and wood worktops, integrated 4-oven Aga (swoon) and a contemporary dresser, as well as state-of-the-art, in-built water softener, fresh drinking water and Perrin & Rowe hot water system. There’s a walk-in pantry, utility room, downstairs loo and boiler room too.

The kitchen opens out onto a spectacular dining area, with a 270 degree view of the garden and – don’t get a cricked neck – oak timbers soaring up into the apex of the double height ceiling.

Up in the first floor are four bedrooms around a central gallery.

Baggsie this swanky bedroom suite with an en-suite bathroom and a beautiful oak clad glass framed balcony looking out over the countryside.

The other three bedrooms (one of which is en suite) aren’t half bad either.

As you’d expect, bathrooms are generous – double sized showers and sinks and free-standing baths.

Spot of paddling (or fishing) in your own lake.

Elsewhere, there’s an oak-framed timber garage and covered parking for three sets of wheels, a steel-clad barn (the possibilities are endless) and a 340 sq. ft. studio (home business, art studio, teenage pad, love nest…?)

Location, location, location

You’re close enough to pop into the indie shops, internationally renowned art gallery Hauser & Wirth and Michelin chef restaurant Osip (amongst other things) in Bruton; the indie shops and a little artisan market in Castle Cary; and the gardens, cafe and other bucolic delights at the super swanky The Newt lying between the two. Bath is about 45 mins away; Bristol about an hour.

State and private schools aplenty including state village primaries, Ansford and Sexey’s secondaries and independents Hazlegrove Prep, All Hallows Prep, Kings Bruton, Bruton School for Girls,. Sherborne Boys, Sherborne Girls and Sherborne Prep.

You can be in London in under two hours by train (Bruton to Waterloo and Castle Cary to Paddington – take your pick). A drive down the A303 will take you down to a surf board on the Cornish or Devon coast in two to three hours.

    Gorgeous place! I’d say maybe 2.75million? As others have said, only 4 bedrooms.

    Love the window views, veg garden and eco credentials. Only four bedrooms though, and only two ensuite. I’d say a tad under £3m.

    I must advise swooning over the Aga. Aga is now a US company that has reduced the quality of the product and keep your fingers crossed that nothing goes wrong with your Aga because after the guarantee period you are on your own because Aga no longer has any engineers to help you. If I bought this house my first act would be to rip out the Aga and replace it with a much superior British equivalent made by Everhot.

    Price? £4m even with that Aga
