Not your typical Somerset village house: no old beams to bang your head on, not a piece of rough-hewn stone in sight. Want to take a look around at this high tech, high end new build near Bath?
This is not your usual Somerset house. No old beams to hit your head on. No small dark rooms. Not a piece of rough hewn old stone in sight. At 8 Brook View Lane, it’s all light, space and simple clean lines, architect-designed for energy efficient, high tech, modern living – yet with the glorious Somerset countryside outside your windows and Bath and Bristol both a short drive away if you need a city fix (or get to work).
Part of a brand new development of design-led new builds in the village of Farmborough, about seven miles outside Bath (handy), each south facing, wood-clad and fine concrete brick house is different – single storey, self-contained annex – but the five bed No 8 has taken our fancy. Will it take yours too? Let’s take a look around and then see if you can guess what it’s worth.
The layout is unusual, with much of the ground floor at an angle to the first floor. The large open plan kitchen – with dining and sitting areas, and cloakroom just off – has two sets of double doors leading out to the garden with views beyond.
Luxury fixtures and fittings throughout: so French-designed Schmidt kitchens from Germany; Miele appliances; triple (note, not double) glazed windows from Denmark. One of those clever Quooker taps from the Netherlands that instantly dispenses boiling water. Nice.
Breakfast at the bar or outside on your terrace?
A pantry and utility room are just off the main kitchen area. Also on the ground floor, one of the bedrooms and an en suite and an office/study (currently being used as an office for the show homes).
Up stairs on the first floor are four more bedrooms. Light and airy – well, they would be, wouldn’t they, with floor to ceiling picture windows like this. Drink in that view.
Two of the bedrooms are ensuite plus there’s a family bathroom with shower and bath. Italian floor and wall tiles, natch. Love the freestanding egg bath. No cold tootsies in the mornings, there’s a gas underfloor heating system throughout.
‘Course, the whole place is loaded with the latest tech, like Smart Home and customisable remote technology to control appliances, lights, heating (whatever you like) via the Internet and superfast CAT 6 wiring and surround sound systems. Watching TV or listening to your fave tracks will never be the same again (and your friends will be sooo jeal). Super fast Internet speeds up to 200-300Mb a second (gulp).
Designed for maximum efficiency and environmentally friendliness throughout, a heat recovery and ventilation system ensures clean air throughout the house, heat and hot water comes via solar voltaic panels and you can charge up your electric or hybrid car in the garage.
We’d say, pretty darned perfect if you want to have your cake and eat it. Farmborough village has plenty of stuff going on (not all villages do), and has a community village store, sports clubs (kickboxing to yoga), an ‘Outstanding’ primary school, a garage and a couple of pubs. One of Somerset’s best country hotel and restaurants, The Pig–near Bath, is a mile up the road. Good state schools and some of Bath and Bristol’s best private, including The Royal High (for girls), Monkton Combe, Kingswood and Clifton College all within easy reach.
Country mouse: sailing and fishing on Chew Valley and Blagdon Lakes; walking, cycling and riding in the Mendip Hills Outstanding Area of Natural Beauty. Town mouse: the theatres, restaurants, shops and world class museums in beautiful Georgian Bath (seven miles) and more edgy Bristol (12), with Bristol airport and the rest of the world 30 mins away.
